Renters Insurance Explained: What It Covers and Who Should Ask About It

If you rent a home or apartment, your landlord's policy generally covers the building, not your belongings or your liability. Renters insurance is meant to fill that gap. It can also matter for older adults living in rental senior apartments or independent living. Terms vary by insurer and state.

What renters insurance generally includes

  • Personal property: may help replace belongings after a covered loss such as fire or theft
  • Liability: may help if someone is hurt in your home and you are found responsible
  • Additional living expenses: may help with temporary housing if a covered loss makes your home unlivable

What it often does not cover

  • Flood damage, which usually needs a separate flood policy
  • Earthquake damage, which is often a separate policy or endorsement
  • The building itself, which is the landlord's responsibility
  • Damage from poor maintenance or wear and tear
  • Some high-value items, unless you add extra coverage

Actual cash value or replacement cost

Ask whether belongings are paid at actual cash value, which accounts for age and wear, or at replacement cost, which is closer to the price of a new item. The difference can be large after a loss.

Why it can matter in senior housing

Some senior apartments and independent living communities ask residents to carry renters insurance, and a community's own policy generally does not cover your belongings. Check the lease or residency agreement and ask the community what it requires.

Taking a simple inventory

List your main belongings and note their approximate value. Photos or a short video can help if you ever need to make a claim. Store a copy somewhere other than your home.

Questions to ask your agent

  • How much personal property coverage do I need?
  • Is it replacement cost or actual cash value?
  • What is the deductible?
  • Are jewelry, electronics or medical equipment limited?
  • What is my liability limit?

Questions

Does my landlord's insurance cover my things?

Generally no. The landlord's policy usually covers the building and the landlord's own liability.

Is renters insurance required?

Not by law in most cases, but a lease or community may require it. Check your agreement.
