Senior Apartments: What to Know Before You Apply

Senior apartments are rental communities designed for older adults. They differ a lot in age rules, cost and services, so it helps to know what to ask.

What they usually are

Apartment communities where residents must meet a minimum age, often 55 or 62. Most do not provide personal care. They can offer a quieter setting, accessible design and social activities.

Market rate or income based

  • Market rate: rent set by the community, no income limit
  • Income restricted or subsidized: rent tied to your income, with a waiting list in many areas

How they differ from independent living and assisted living

Senior apartments are usually just housing. Independent living communities often add meals and activities. Assisted living adds help with daily tasks such as bathing or medication reminders.

Questions to ask

  • What is the age rule, and does it apply to every resident in the home?
  • What is the monthly rent, and what does it include?
  • Are there income limits or a waiting list?
  • Is the building accessible, with elevators and no steps?
  • What happens if I later need care at home?

What to bring when you apply

  • Photo ID
  • Proof of income such as benefit letters
  • Rental history and references

Do senior apartments provide care?
